A real estate chatbot for agents, brokers, developers and property managers. It captures every enquiry on WhatsApp, Instagram and your site, qualifies buyers, sellers, renters and landlords, books viewings and valuations, and hands each lead to your agents with the details already taken.
7-day free trial. Viewings, valuations and callbacks included.
A real estate chatbot is AI software that answers people buying, selling, renting or letting property, in writing, and turns the ready ones into viewings, valuations and calls with your agents.
Chatbots in real estate used to mean a form with a speech bubble on it: name, email, someone will be in touch. Conversational AI for real estate reads what the client actually wrote. Someone asking whether the Elm Street apartment is still listed gets the details from your listing, a question about their finance, and a viewing time. Someone asking what their house is worth gets a valuation visit instead of a guess. HiQBot answers on website chat, WhatsApp, Instagram, Messenger, Telegram and LINE, and the real estate agent is one of HiQBot’s industry-tuned AI agents, each one built around how its trade qualifies and closes.
HiQBot is a conversational platform for customer service, with AI agents and live chat on website chat, WhatsApp, Instagram, Messenger, Telegram and LINE.
Four different people come in through the same door, and they want opposite things. A bot that asks a seller about their budget loses the most valuable lead an agency gets. So the real estate chatbot settles which of the four it is talking to before anything else, then asks only what that person needs to be asked.
Area, budget, the kind of property and how many bedrooms, and when they want to move. Lightly, whether finance is arranged and whether there is a home to sell first. The next step is a viewing, or matches sent by an agent.
The property, the area and when they hope to sell. They are never asked a buyer’s questions. The next step is a valuation visit, the lead most agencies value above every other.
Area, the rent they can pay, the size of place and when they want to move in. The next step is a viewing, or their brief passed to an agent who can send rentals that fit.
Whether they want a property let, managed, or both, and what it is. The next step is a valuation or a meeting with your lettings team.
Buying and selling: buyer qualification, seller valuations, viewings and callbacks on the listings you hold.
Renters, landlords, lettings, renewals and tenant requests at the buildings you manage.
Launch enquiries, brochures, payment-plan questions and sales-centre visits for new projects.
The features that decide whether an enquiry becomes a viewing. Each one works the same for a single-office agency and a brokerage with several branches.
Every enquiry from WhatsApp, Instagram, Messenger, Telegram, LINE and website chat becomes a lead in the built-in CRM, marked hot, warm or cold.
Buyers, sellers, renters and landlords each get their own questions: area, budget, timing, position and the property they mean.
Evening and weekend enquiries are answered in seconds from your listings, fees and area notes, while the client is still interested.
Booked into your dashboard and Google Calendar. Clients can move or cancel in the same chat and the calendar follows.
Upload listing sheets or link a Google Sheet. Listings with a photo show as cards on website chat, Telegram and LINE.
Automations can confirm a booking and remind the client before the viewing, in their existing chat or with an approved WhatsApp template.
When a client asks for a person, an agent takes over with the whole conversation in front of them, or the chatbot books a callback.
It answers in the language the client writes in, with nothing to set up, and your team reads every thread in one inbox.
Example
Mark wants to know what his house would sell for. The chatbot will not put a number on it, because a price from a chat window is a promise nobody should make. It asks whether he is selling soon or seeing where he stands, and offers two times for an agent to visit.
Two messages later the valuation is booked with the address, the timing and his phone number on it. Laura sees it in the dashboard and on her calendar, and knows before she arrives that he is planning to sell in the spring.
Bookings
A buyer or renter with a property in mind is offered a viewing. A seller or landlord is offered a valuation. Anyone who wants to talk through an offer or a sale before committing can ask for a callback, and someone from your office rings them at the time they chose.
Each booking lands in your dashboard with the property and the client’s position attached, and on your Google Calendar when it is connected. Clients can move or cancel a viewing in the same chat, and the calendar stays in step. A booked viewing is a time to see the property. It does not hold the property, and the chatbot never says an offer will be accepted.
Google Calendar and HubSpot| Client | Type | Property or topic | When | Channel |
|---|---|---|---|---|
| Hannah Reed | Viewing | 14 Elm Street | Sat 10:00 AM | |
| Mark Ellison | Valuation | 22 Maple Drive | Thu 5:30 PM | LINE |
| Rachel Morgan | Viewing | Unit 4B, Harbor Lofts (rental) | Fri 6:00 PM | |
| Owen Fletcher | Callback | Offer on 9 Cedar Court | Today 4:15 PM | Website chat |
Most real estate lead generation software stops at the form. The enquiry arrives at night, nobody answers until morning, and by then the buyer may have booked viewings with someone else. Using AI for real estate lead generation means the first reply goes out while the client is still looking at your listing, and the lead your agent opens already says what they want and where they stand.
Every conversation becomes a lead in HiQBot’s own CRM, marked hot, warm or cold, and moves from new to qualified to converted as your team works it. Connect HubSpot and the contact and deal land there too. See how it captures and qualifies leads in chat.
It never asks about income, savings or credit. Add your own questions if your agents need more.
Parking, pets, service charges, school catchments, how long the lease runs: the chatbot answers from the listing sheets, fee schedules and area notes your agency uploads. Keep your listings in a spreadsheet or a Google Sheet and it reads them directly, refreshing the linked sheet on a schedule or whenever you press sync. Listings that carry a photo or a link show as cards on website chat, Telegram and LINE; on WhatsApp, Instagram and Messenger the client gets the answer in text with the link.
Availability changes by the day. When your material does not say a property is still on the market, the chatbot tells the client an agent will confirm before the viewing, so nobody drives across town to a house that went under offer on Tuesday.
Dubai, Riyadh and the Gulf
In Dubai, Abu Dhabi and Riyadh, a buyer who finds a listing on a property portal usually messages the agent on WhatsApp, often late in the evening and often from another country. Sandmark Properties, a brokerage in Dubai, gets exactly that: a London investor asking about the service charge on a two-bed in Jumeirah Village Circle at 11 PM Dubai time.
The chatbot answers from the listing Sandmark uploaded, asks whether he is buying to live in or to let, and books a callback for 6 PM London time, the time he asked for. The agent who rings him the next day already knows he is a cash buyer. HiQBot does not connect to Bayut, Property Finder or Dubizzle; it answers the WhatsApp message those portal visitors send.
Rentals and management
A property management chatbot spends most of its time with people who already live in your buildings. When a tenant reports a leak at midnight, it takes down the property, what went wrong and a phone number. Where support tickets are part of your setup, it opens a ticket and gives the tenant a reference number in the chat; otherwise it logs the request for your team. It never promises a repair date or a contractor on its own.
Letting agents hear from both sides. A landlord asking whether you can let or manage a flat is offered a valuation or a meeting with your lettings team. A renter is asked when they want to move in, what they can pay and how many people are moving, then offered a viewing or matches from an agent.
Property management chatbot for rentals and tenantsWater coming through the bathroom ceiling
Started an hour ago after the upstairs shower ran. Tenant has turned off the bathroom light and put a bucket down. No one else in the building has reported it yet.
Clients text the number on the board outside, message the agency on Instagram after seeing a reel, and open the chat on your listings page at lunch. A real estate WhatsApp chatbot that only works in one of those places leaves the other two waiting. HiQBot answers all six with the same listings and the same viewing hours, into one inbox.
Post a new listing on Instagram and ask people to comment VIEWING. Each comment gets a private message with the floor plan link and a button to book, and the chatbot takes the conversation from there. Set up comment-to-DM on your listing posts.
On WhatsApp, your team can send new listings as a broadcast using approved message templates. By default a broadcast reaches only people who have messaged your number before, anyone who replies STOP is left out of the next one, and every reply comes back to the chatbot.

Hi Jess, here is the floor plan for 8 Birch Lane. Would you like to book a viewing?
Some conversations belong with an agent: an offer, a chain that is about to break, a landlord with five properties. When a client asks for someone, or the question needs one, an agent takes over the same chat and sees everything said so far. When nobody is free, the chatbot takes the details and books a callback instead of leaving the client waiting. How live chat and handover work.
It replies in the language the client writes in, so a buyer relocating from abroad is answered in their own.
Most property searches happen in the evening. Hannah’s Elm Street enquiry came in at 8:52 PM and was a booked viewing two minutes later. An agency with two offices can give each its own inbox, with its own number, hours and version of the agent, or split sales and lettings the same way. Every lead and booking still lands in one dashboard.
Overnight bookings and callback requests wait where your team left off.
Real estate agent automation that starts from your own listings, without a developer.
Choose it when you set up your agent. There is no real estate chatbot template to build: the questions for buyers, sellers, renters and landlords come with it.
Upload listing sheets, fee schedules and your own area notes, or link a Google Sheet of listings that refreshes on a schedule. Listings with a photo or link show as cards on website chat, Telegram and LINE.
Opening hours, how long a viewing or valuation runs, and Google Calendar, so every booking shows on your agents’ calendars.
Website chat, WhatsApp, Instagram, Messenger, Telegram and LINE, or only the ones your clients use.
Add your own questions, and choose who handles sales and who handles lettings, so each lead goes to the right desk.
Most real estate chatbots look alike in a demo. These four questions separate them, and they are worth asking any vendor, us included. For calls specifically, see how a chat agent compares to a phone receptionist.
HiQBot settles that first. A seller or landlord is offered a valuation and is never asked buyer questions.
It answers from the listings, fees and guides you give it, and says an agent will confirm whatever your material does not cover.
It books viewings, valuations and callbacks into your dashboard and your Google Calendar, and clients can move or cancel them in the chat.
Website chat, WhatsApp, Instagram, Messenger, Telegram and LINE, all from one inbox.

A real estate chatbot is AI software that answers people buying, selling, renting or letting property, in chat. HiQBot works out which of the four it is talking to, answers from your own listings and fees, and books a viewing, a valuation or a callback, or passes the enquiry to an agent with the details already taken.
Yes. A buyer or renter with a property in mind is offered a viewing, and a seller or landlord is offered a valuation. The booking lands in your dashboard with the property and the client’s position attached, and on your Google Calendar when it is connected. Clients can move or cancel it in the same chat.
It answers from the listings you upload or link, so keep them current. When your material does not say a property is still on the market, it tells the client an agent will confirm before the viewing. A booked viewing is a time to see the property. It never holds the property for anyone.
No. It does not value homes, predict prices or say whether something is a good investment. When a seller asks what their place is worth, it books a valuation with one of your agents, which is the conversation you wanted anyway.
No. HiQBot works in writing on website chat, WhatsApp, Instagram, Messenger, Telegram and LINE. It never makes or takes a call. A client who would rather talk can ask for a callback with a time and a topic, and someone from your office rings them.
It keeps answering listing questions, taking enquiries and booking viewings and valuations overnight and at weekends. When a client asks for a person outside your hours, it says when the office is back and takes the details, so the first agent in sees every overnight lead in one list.
Yes, and on website chat, Messenger, Telegram and LINE too, all answered by the same agent into one inbox. On Instagram, a comment on a listing post can trigger a direct message with the floor plan link, and the conversation carries on from there.
It does not sync with the MLS, IDX feeds or property portals. You give it your listings as documents, a spreadsheet or a linked Google Sheet. Bookings go to Google Calendar, and contacts and deals can go to HubSpot, the one outside CRM HiQBot writes to. Every lead also sits in the CRM built into HiQBot.
Where support tickets are part of your setup, it opens one with the property, what went wrong and a contact, and gives the tenant a reference number in the chat. Otherwise it logs the request for your team. It never promises a repair date or a contractor on its own.
Yes. In Dubai, Abu Dhabi, Riyadh and the rest of the Gulf, many buyers and tenants message agencies on WhatsApp, and that is where the chatbot does most of its work. It answers from your own listings, replies in the language the client writes in, and books a callback for the time a client abroad asks for, such as 6 PM London time.
It does not connect to property portals. When someone who found your listing on a portal messages your WhatsApp number or your website chat, the chatbot answers, qualifies them and logs the lead, the same as any other enquiry.
Yes. It handles buying and selling for brokers and property dealers, off-plan launch enquiries for developers, and rentals, lettings and tenant requests for property managers. The questions and the next step change with the client it is talking to.
Yes. When a client asks for a person, or the question needs one, an agent takes over the same chat and sees everything said so far. If nobody is free, it takes the details and books a callback instead of leaving the client waiting.
Whatever language the client writes in, with nothing to set up. A buyer relocating from abroad gets answers in their own language, drawn from the same listings and fees, and your agents read the whole conversation in the one inbox.
Upload a few listings, ask it what your buyers ask, and watch the viewing land in your dashboard before you pay for anything.
